Ras Al Khaimah is experiencing a historic real estate boom, rapidly transforming into one of the UAE’s most dynamic property markets. Guided by the forward-thinking vision of Sheikh Saud bin Saqr Al Qasimi, UAE Supreme Council Member and Ruler of Ras Al Khaimah, the Emirate is shaping its skyline with world-class projects, prudent planning and a strong focus on sustainability and quality of life.
Over the past three years, property sales and prices have surged, fuelled by large-scale hospitality, residential and commercial developments. The Emirate’s population is projected to grow from 0.4 million to 0.65 million by 2030, creating demand for an estimated 45,000 new homes. This growth is anchored in a diversified economy, investor-friendly regulations and the entry of leading global developers such as Emaar, Aldar and Ellington, alongside prominent local players Marjan, Al Hamra and RAK Properties.
At the forefront of this transformation is Al Marjan Island, a flagship waterfront destination led by CEO Eng. Abdullah Al Abdooli. The island is home to luxury brands including Wynn, JW Marriott, Nobu, Missoni and The Address. Marjan is also developing RAK Central, a major hub combining business, lifestyle and innovation with sustainable, green-certified Grade A offices.
Al Hamra, under CEO Benoy Kurien, continues to lead in integrated living through Al Hamra Village, which features over 4,000 homes, a championship golf course and a thriving community of more than 10,000 residents. The developer is expanding its portfolio with Waldorf Astoria Residences, Falcon Island, Al Hamra Waterfront and Manar Mall, the Emirate’s largest retail destination.
Further along the coastline, RAK Properties is redefining luxury with its Mina Al Arab development, home to Anantara Mina Ras Al Khaimah and InterContinental Ras Al Khaimah. The project is set to welcome Nikki Beach, Staybridge Suites and a Four Seasons in the near future.
Tourism also plays a pivotal role in the Emirate’s development. In 2024, Ras Al Khaimah welcomed 1.28 million visitors, drawn by attractions such as Jais Flight – the world’s longest zipline – Bear Grylls Explorers Camp and 1484 by Puro, the UAE’s highest-altitude restaurant. RAK Hospitality Holding, under CEO Alison Grinnell, continues to drive this growth with strategic hotel investments and innovative offerings.
With a growing portfolio of luxury villas, beachfront apartments, golf communities and lifestyle hubs, Ras Al Khaimah is setting a benchmark for smart urban growth. At the heart of this progress lies the Emirate’s 2030 Vision, an inclusive strategy that prioritises sustainability, community and opportunity.
